The Town of Smithtown, in conjunction with Long Island Housing Partnership (LIHP) and Beechwood Homes, will host an Affordable Housing Lottery for seven new homes located at Country Pointe Woods at Smithtown. The lottery will take place at the Town of Smithtown’s Town Hall Board Room on March 11th, 2019 beginning at 3 PM.
Supervisor Ed Wehrheim, fellow local, County and State elected officials, the Town of Smithtown’s Planning Department and Community Development coordinator will rotate drawing applicant names, who will then have the chance to qualify for the seven homes in the order their names are drawn.
The drawing is for seven owner occupied 1 and 2 bedroom units. The average projected purchase price of the homes is estimated to be $350,100.
In order to be eligible to participate in the Program, an applicant must be a first-time homebuyer and must meet all program requirements, including a total household income not to exceed 130% of the area median income for Nassau / Suffolk Counties. Applicants must have an acceptable credit history as defined by the standards contained in the Long Island Housing Partnership Guidelines.
The Town of Smithtown adopted a Municipal Workforce Housing Policy in October 2017, in accordance with New York State’s LI Workforce Housing Act. The Workforce housing policy requires developers building subdivisions with five or more units to create 10% of the development for workforce housing.
